Purchasing real estate, particularly the home you are going to live in, is one of the most important financial steps you take in your life. It is an emotional time and you deserve the best advice and counseling possible. Anne can provide that counseling. She has been actively involved in real estate for over 19 years and have advised many clients in purchasing properties. As a former bank officer Anne brings comprehensive knowledge of lender requirements, financing costs and all related details in the home buying process. Anne's experience as a Real Estate Appraiser provides her the ability to accurately assess the relative value of homes you wish to consider. Clear communication skills and an instructive approach with buyers are derived from years as a High School English Teacher.

The following are services Anne provides which are available to you - the prospective home buyer:

Buyer Counseling Session. We will conduct a buyer counseling session to discuss your needs and goals, and to plan the search for your property.

Buyer Agency Alternatives. As your Buyer Agent we will discuss the full range of buyer agency services available for you.

Buyer's Kit. To receive a Homebuyers Guidebook with pertinent information you will need during the buying process just email or call Anne to request it.

Financing Qualification. By providing you lender contacts you can be pre-approved to identify your range of affordability and to increase your negotiating strength.

Home Search. We will develop criteria to search for available homes on the market. You will be entered into my buyer search computer program which identifies matching properties including those listed, reduced or reactivated within the last 24 hours. My goal is to present you with properties as they debut or before they appear on the open market.

To have Anne create your own web page and begin the process of searching the MLS for available properties, go to "Search Properties" and "Search the MLS" to enter search parameters.

Property Showing. Identifying and showing you properties that meet the criteria you have selected and that you wish to view will be scheduled.

Property Evaluation. Evaluating the positive and negative features of a property that may affect its value and future resale can be determined because of Anne's past appraisal background.

Property Disclosure. Reviewing with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to Anne.

Review of Written Seller Disclosure. Thoroughly reviewing with you the seller's written disclosure statement enables you to accept or specify the remedy for each fault disclosed.

Home Warranty. The option of a home warranty plan to reduces your risk of repair when purchasing a property.

Home Inspections. Obtaining a professional home inspection is essential and Anne can recommend several inspectors with considerable experience.

Offer Preparation. Preparation and explanation of a written offer on the property you choose to purchase with terms approved by you is an important role Anne takes very seriously.

Home Inspection Remedies. Anne will work with you to request the seller to remedy the items you specify after your review of the home inspection reports as your Offer to Purchase specifies.

Negotiation Strategy. We will prepare a negotiation strategy for the property you have selected, including a Market Analysis and discussion on the initial price and terms to offer.

Offer Presentation. Submitting your purchase offer as your advocate in the most positive and favorable presentation is the best way to achieve a successful negotiation on a property.

Walk-Through. A thorough walk-through with you of the property before closing and assistance dealing with any problems discovered during the walk-through is one of Anne's final tasks leading to your ownership of the property. Closing The Sale. Anne will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.

After-Sale Service. After the closing any remaining details or service needs can be handled by Anne.
